A sash window is more than two moving panels. The survey looks at the box frame, sills, rails, joints, cords, weights, pulleys, glazing, putty, paint and the condition of the surrounding reveal. A door survey also considers the frame, threshold, security, glazing and how the entrance meets the facade.
Looking at the complete opening matters because the visible symptom is not always the cause. A stuck sash may need adjustment and new cords; it may also reveal distorted or decayed timber. A cold room might be improved by draught-proofing, better glazing or a combination of the two.
The quotation should then make those boundaries clear: what will be repaired, what will be replaced, what will be decorated and what making good is included. Clear scope is more useful than a long list of vague promises.
