When sash window repair makes sense

A proportionate response to the condition of the joinery.

A failed component does not necessarily mean the whole window needs replacing. We inspect the frame, sashes, cords, weights, beads and glazing, then repair the parts that are preventing the window from working properly.

Common signs

Snapped or frayed sash cords
Windows painted shut or difficult to move
Small areas of soft or rotten timber
Loose joints, rattles or cracked glazing

How the work is approached

Survey, scope, then do the work properly.

  1. 1

    Inspect the window

We assess the frame, sashes, cords, weights, beads, glazing, putty and areas of timber decay to identify what is actually failing.

  2. 2

    Set out the repairs

The scope is agreed by component, separating repairable timber and hardware from anything that genuinely needs replacement.

  3. 3

    Repair and restore operation

The required repairs are carried out, followed by adjustment and testing so the sash windows open, close and operate properly.

Typical scope

What the quotation can include.

The final scope is always based on the survey and set out in writing.

  • Localised timber repairs and splicing
  • Replacement sash cords and adjustment of weights
  • Repair or replacement of damaged beads and putty
  • Minor joint repairs and re-securing
  • Glazing repairs or replacement where required
  • Preparation and redecoration to repaired areas
  • Final adjustment and checks to window operation

Questions about repair

The details worth understanding first.

Can a rotten sash window really be repaired?

Often, yes. Localised decay can usually be removed and repaired with a new timber section. If decay runs through the frame or compromises several structural joints, restoration or renewal may be the more sensible option.

Do you have to remove the whole window?

Many repairs are completed with the box frame left in place. The sashes may be removed to give proper access and to service the cords, weights and beadings.
